Why choose us?

We started to do Airbnb in 2014 and since then, we had the opportunity to meet and interact with guests from all over the globe. We listened to their needs, expectations and requirements and only after a short period of time, we've become Airbnb Superhosts. We ourselves own investment properties in Cairns and we've been successfully managing them on Airbnb and other major holiday accommodation portals since. Apart from providing our guests with a safe & enjoyable environment, we can also assist them with airport pickup and transfer, tour bookings, car rentals, various recommendations, etc. We fluently communicate in 4 languages (English, Japanese, Hungarian and French) and if needed, we can also arrange native Chinese and German interpreters. By now, we have earned Airbnb Superhost status 15 times in a row. Our hard work and outstanding hosting skills  are not only recognised by Airbnb, but by hundreds of guests as well who awarded us with  excellent reviews and recommendations.

Is my property suitable for short-term / holiday letting and Airbnb?

Most likely. If your property is fully furnished, self contained, (preferably) air conditioned and located in a sought after tourist area/location (close to city centre, near local attractions, at the beaches, etc.) then are simple answer would be: yes! If the property is missing any (or more) of the above criterias, please call us for a consultation and together we will find out what is the best way to go on. Please note that holiday complexes (hotels, motels, complexes with onsite managers, etc.) might have regulations in place that could effect owner- and/or third party organised holiday letting.

 

Will I make more money than renting long-term? 

Is short-term / holiday letting more profitable than long-term / permanent letting? Yes, it is. Assuming it's done properly. Compared to the traditional permanent/residential/long-term (minimum 6 months) letting & tenancy, holiday rentals can double your returns on a single property. What you need is passion, time, experience & resources. This is where we can help you.

When do I get paid? 

Airbnb typically releases payouts about 24 hours after a guest’s scheduled check-in time. The time it takes for the funds to arrive in your account depends on your payout method. The average processing time for each payout method is:

​

  • ACH / Direct deposit: Up to 3 business days

  • Bank transfer or international wire: 3–7 business days

  • PayPal: Within 1 business day

  • Western Union: 1 business day (US Pacific Time)

  • Payoneer Prepaid Debit Card: Within 1 business day

 

If a guest is staying for 28 or more nights, payouts for that reservation are released monthly. If you're a new host (and you will be the main account holder), Airbnb may hold your payouts for 30 days after your first reservation is confirmed. If your first reservation is more than 30 days away, your payout will be released 24 hours after your guest's scheduled check-in. This will apply to any payouts scheduled to be released during those 30 days.

What happens if a guest damages my property?

Airbnb's own Host Protection Coverage Insurance Program provides primary liability coverage for up to $1 million per occurrence in the event of third party claims of bodily injury or property damage. This coverage subject to certain conditions, limitations, and exclusions (jewellery, collectables, artwork, etc.) may apply. Regardless of this insurance program, we recommend our clients to consider taking independent homeowner and/or landlord insurance for situations in which Airbnb Host Protection cannot give you coverage.

Can I list my property for a short period of time? 

Yes, you can. There's no minimum time commitment and you can list your property with us for a few weeks or months, or for as long as the property s available. Take a holiday and have an extra income while you're away!

Can I stay in my own property while listed on Airbnb?

Yes, you can. You will have access to your property calendar and you/we can block out available dates for yourself freely. For dates not available, we only allow cancellations if you are the main account holder (host) of the property. 

A 3-day notice will need to be given to ensure the property is prepared for you. If you choose to stay in your property you will be responsible for any costs involved at the property during that period of time.

What about cleaning, consumables and linen?

Host in Cairns will organise and cover the cleaning and will provide cleaning materials needed for the job.  The guests are charged a cleaning fee which is collected by Host in Cairns to cover these costs.

The following consumables will be replenished at our cost: soap, shampoo, conditioner, washing powder or gel, dishwashing liquid, rubbish bin bags, tea, coffee, sugar, toilet paper and tissues.  Anything other than these items will be at the cost of the property owner and will need to be provided or paid for.

Two sets of bedding & towels per person to be accommodated in the property will need to be provided by the owner along with mattress protectors and pillows.
